What are measurement services?

A measurement service is just what it sounds like: Based on what you need, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement service, a certified appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they tour the home, they mark the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch out the property. Then, the appraiser types up a report and detailed floorplan showing the total square footage of the home and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a floorplan service?

Disputing property taxes

Property tax records often reflect inaccurate square footage because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more space than you actually own! Unless a certified appraiser has performed a recent appraisal or home measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before disputing your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Selling a property

A home floorplan service will secure a fair price for your house. Living space is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are often approximated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the number of interested buyers. The only dependable method of using a precise GLA when listing your home is to reference a previous appraisal or home measurement service executed by an appraiser (after any renovation that might have affected square footage).

For agents

To ensure that your client's home sells at a price that correctly reflects market value, we recommend seeking a floorplan service for the property. Clients, and especially potential buyers, will appreciate your attentiveness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tactic for getting potential buyers interested because they can review the layout and details of the house before and after a showing.
